Luxury Home Trends Emerging in 2015

Shapiro & Sher Group
1215 S Fort Apache Rd #210
Las Vegas, NV 89117
United States

Here are some of the luxury home trends that are yet to emerge in 2015:

Bathrooms

Jacuzzi tubs have once ruled the area of luxury bathrooms. Nowadays, enormous showers with individual shower heads for men and women are becoming popular. If you are worried about running out of hot water, you can use stylish tankless water heaters. Integrated dressing rooms are also popular for luxury homes this year. These are small rooms with chairs, mirrored walls/whole-body mirrors, and adequate space for hanging your clothes.

Kitchens

All-white kitchens are still on the trend even though there are many color options for the flooring, cabinets, backsplashes and kitchen counter. The all-white color can vary from stark white, creamy white or beyond pale blue gray, giving depth and aesthetic appeal. Stainless steel appliances are also in the trend. They can give a sharp contrast that will highlight the all-white color of your kitchen.

Pantries

These days, people who are looking for luxury homes want to have an area with an abundant space for storage, preparation and supplementary appliances. Based on the open floor plans of some luxury homes, a kitchen is now also used for gatherings and celebrations. However, the preparation of food should normally be hidden from the guests. This is the reason why super pantries are becoming a trend. They allow the chef to prepare the meal without losing the “voila!” moment when the food is served.

Outdoor spaces

Outdoor spaces for entertainment are also one of the trends for luxury homes in 2015. One of the examples is an outdoor kitchen. It usually includes premium stone grills and barbecues, as well as enclosed kitchen counters that are used in preparing food when there are celebrations or parties. Outdoor kitchens are usually placed near the pool area. Some ideas for an outdoor relaxing space include gardens, patios with fire pits, or a home bar.

High-end Technology

One of the elite features of a luxury home is the built-in smart home technology. There are numerous gadgets and accessories that can be added in a luxury home like:

What’s ahead for the Summerlin Area Real Estate Market in 2015?

Shapiro & Sher Group
1215 S Fort Apache Rd #210
Las Vegas, NV 89117
United States

Here are some of the developments that will enhance the vibrant and luxurious lifestyle in the Summerlin area this 2015:

Constructing Additional Homes and Amenities

Home builders and real estate developers such as DR Horton, Pardee and The Lewis Group of Cos. purchased parcels of land in different streets and avenues. The flourishing Summerlin area and the growth in the economy is what most business owners anticipate. These changes cause the constructors to use up the portions of the land sold by the Bureau of Land Management last December.

New Community by The Howard Hughes Corp.

The Howard Hughes Corp. revealed that The Cliffs community (latest southernmost village in Summerlin) that is situated behind the Wet n Wild is being developed. The 450-acre community will include Summerlin’s first age-qualified village in ten years which will bring a new paradigm of active and luxurious lifestyle to the area. Toll Brothers, the developer of the first age-qualified community, aims to create at least 425 single-family homes. There will be an amenity center which will provide both outdoor and indoor pools, tennis courts and other facilities.

New Community by The Discovery Land Company

A new 555-acre community in the west of the Siena (age-restricted community) and the south of The Ridges will be developed by The Discovery Land Company joint venture. This will include more than two hundred sites for million-dollar custom Summerlin luxury homes and amenities such as spa, fitness facility and a Tom Fazio-designed, 18-hole golf course with a clubhouse. These will cater to CEOs and well-off clients.

The Paseos, the community located at the west of The Vistas, offers new home designs with strong and active lifestyle features.

Modern Home Architectural Guideline : Skylight

Shapiro & Sher Group
1215 S Fort Apache Rd #210
Las Vegas, NV 89117
United States

A part of the design of modern homes is to utilize natural resources and to decrease carbon footprint. Natural light influences the design of modern homes. It provides warmth, alters the mood, and can serve as part of the house motif.

Skylight : A Short introduction

(image in courtesy of greenbuildingadvisor.com)

Skylight is a structure that allows natural light to enter the house (from the roof). It can raise the room temperature, create a pleasant lighting-effect, provide direct lighting, and more. It is an environment friendly solution to brighten up the home.

Below are guidelines for modern home skylights:

  • Let go of the frame

(Image in courtesy of HSU McCullough)

The windows should have a lot of transparency and the frame should be hidden from the naked eye. This can be achieved by using the wall to conceal the frame (as shown above). Alternatively, you can blend the frame with the motif of the room. At the example below, notice that the black frame matches the motif of the room. It makes the frame less noticeable.

(image in courtesy of Swatt | Miers Architects)

  • Review the house orientation

(image in courtesy of greenbuildingadvisor.com)

The orientation of the house has an effect into the incoming light. Remember, the sun moves while the house stay put. Use this as an advantage to effectively harness the sunlight. Different orientation has different lighting effects:

North – light coming from the north has the lowest temperature. This light is the best for bathrooms, entries, utility rooms or any places of the home that requires minimal lighting.

West – light coming from the west has high temperatures during the afternoons. Ideal for areas with low temperature and for people who likes to sleep until late-afternoon. Avoid using this light for living rooms, personal office, etc. It will make TV or monitor screens harder to see during afternoons.

East –  It is the same with West light, only the timing differs. East light is perfect for kitchens, dining rooms, and breakfast nooks. It provides energy for the day.

South – Light coming from the south are intense and bright. It can raise the temperature by a few degrees. Ideal to harness on living rooms, family rooms, and areas where the family spends more time.

  • Consider Etched glass

This type of glass bends and scatters light evenly throughout the rooms. It also lowers the room temperature.

  • Passive Cooling

(Image in courtesy of Charles Rose Architects Inc.)

Skylights too can be utilised to act as a cooling device. Skylights placed at the top of stairwells allows warm air to rise. Opening the skylight windows replace the warm-air with fresh and cool air from below.

  • Use a self-cleaning glass for skylights

These are glass that has special coatings that breaks down organic dirt. It allows the rain to wash away the dirt without leaving a mark.

  • Consider motorized and solar-powered skylights

Motorized skylights are preferred. It is convenient and only requires a push of a button to work. Solar panels can also be integrated with the skylight.

Both the self-cleaning glass and motorized skylights would cost more upfront. The benefits would outweigh the cost in the long-run.
